Inversiones Ortega, the family investment vehicle of Juan Manuel Ortega Pareja, has acquired a 700 sqm office building in Seville’s Puerta Jerez area from insurance group Helvetia.

Located next to the Puerta Jerez metro station and adjacent to Casa Guardiola, the property occupies a prime position in the Andalusian capital. Originally built in 1929 as a residential property for Calixto Paz Alegría, the regionalist-style building was refurbished in 2009 and is currently in good condition.

The asset was previously owned by Caser, which merged with Helvetia in 2025. Following the integration of the two businesses, completed this year, the insurance group has opted to divest the property, which had been leased until now.

Inversiones Ortega does not currently intend to convert the building into a hotel. According to Juan Manuel Ortega Pareja, the difficulties associated with obtaining the necessary licences and carrying out the required works have led the family to consider alternative uses. The investor is already receiving proposals, with several institutions reportedly interested in establishing their headquarters in the property.

“We bought it for its location, as it is in a symbolic place”, said Juan Manuel Ortega Pareja, CEO of Royse, shareholder of Real Betis Balompié and a trustee of the club’s foundation.

The property is subject to urban planning protection requiring the preservation of the key elements of its regionalist façade, as well as its original volume and composition. Any conservation, restoration or alteration works affecting the façade must be approved by the relevant authorities. The building was designed by architect Juan Talavera y Heredia and forms part of Seville’s historic centre.

The acquisition adds to the family’s existing property portfolio, which includes industrial warehouses in Andalusia and Madrid, as well as several tourist apartments in Seville.

Royse, the industrial company founded by Juan Manuel Ortega Pareja’s father, has also expanded its footprint in Spain through acquisitions. In 2024, the Ortega family sold a 75% stake in the business to Swedish multinational Axel Johnson International, while the founding family retained management responsibilities.
