Dospuntos Asset Management has started the commercialization of the One Parc Central office building, and will shortly begin to build Two Parc Central, two projects in the 22@ district that add up to an investment of 91 million euros.
Both buildings, which have a total gross leasable area (GLA) of 455,300 sqm, are part of the great transformation project of Parc Central-Can Ricart, the new epicenter and strategic enclave of the Barcelona technology district.
At 52 meters high, spread over 12 floors, and with a GLA of 22,300 sqm, One Parc Central will become the first office building in this renovated enclave at the end of this year. Located at number 33 Marroc street, all its floors will have large terraces, and it will have a total of 154 parking spaces, including 40 for electric vehicles, and additional ones for motorcycles and bicycles. The complex will also have a multipurpose room and changing rooms for its tenants, among other services.
The real estate consultants Cushman & Wakefield and Savills Aguirre Newman are in charge of looking for a tenant for this property, whose works are scheduled to be completed by the end of 2022. It will be then when Dospuntos AM hands over its property to DWS, the management company controlled by Deutsche Bank, which In March 2021, it closed a purchase agreement for 128 million euros.
Parallel to this commercialization, the company controlled by Värde Partners will start the construction of Two Parc Central. Located on Calle Bilbao, this new office building will have 23,000 sqm and will be available from 2024.
Both projects have been conceived by the Batlle y Roig architecture studio, drawing inspiration from the industrial past of the district and with a high component in terms of sustainability and energy efficiency, which —according to their promoters— will allow them to obtain the Leed Gold and Well Gold, in addition to the WiredScore Gold technology certification.
Dospuntos AM will invest a total of 91 million in the construction of both buildings: 40.6 million will go to One Parc Central, and around 50 million to the Two building.
