Deloitte has signed the lease of the entire office space in the Aura building, located at 471 Avinguda Diagonal in Barcelona. With 14,100 sqm distributed over five floors, this is one of the largest volume operations carried out in the business district (CBD) of the Catalan capital.
The building, inaugurated in 2024, has a total surface area of more than 21,500 sqm. In addition to the offices now occupied by Deloitte, it includes 6,178 sqm dedicated to retail and catering, with operators such as Nike, Sephora and El Corte Inglés; 2,500 sqm of landscaped areas; a 1,400 square metre rooftop; an auditorium and three floors of parking.
Aura is one of the first new buildings in Barcelona's CBD to combine office space with other uses such as retail, restaurants and green areas. It also incorporates green roofs with biological batteries capable of generating energy from microorganisms, which has earned it certifications such as LEED, WELL, WiredScore Platinum and LEVEL(s), the latter granted by the European Union to assess the environmental impact of buildings throughout their life cycle.
The full occupation of the offices consolidates the Diagonal area as one of the city's main corporate hubs and demonstrates the market's interest in assets that integrate sustainability, flexibility and quality in workspaces.
The consultancy firm Cushman & Wakefield has been responsible for the marketing of the asset since its launch, as well as participating in its conception, design and positioning in the market. In March 2024, it organised the presentation of the building with the participation of the Mayor of Barcelona, Jaume Collboni, and executives from more than 50 companies.
According to Oriol Barrachina, CEO of the consultancy firm in Spain, the operation responds to a "selective and orderly" strategy aimed at preserving the building's prime positioning. Deloitte's commitment to Aura reflects several current trends in the office market, such as the search for quality assets, well-connected urban environments and spaces that favour the attraction and retention of talent".
Oriol Barrachina also pointed out that this transaction is, according to the consultancy firm, the largest leasing transaction to date in the city's business district.
