Colonial SFL, the Spanish REIT (socimi), is in talks to sell MV49 Business Park, the Madrid office complex that houses Iberia’s current headquarters. The socimi has received an offer for the asset, and the deal would be worth around €100 million, as reported by Expansión.
Located at 49 Martínez Villergas Street, next to the M-30 ring road and América Avenue, MV49 comprises two buildings with a combined 24,135 sqm above ground, of 15,935 sqm and 8,200 sqm respectively, according to Colonial’s asset information. The address also appears in IAG’s 2025 annual financial report as the registered address of Iberia Líneas Aéreas de España Operadora.
The potential sale comes as Iberia plans to move its corporate headquarters to La Muñoza. In its “Plan de Vuelo 2030”, the airline announced the construction of Ciudad Iberia at the site, next to Madrid-Barajas Airport, to expand its facilities and house its headquarters.
In its results for the first half of 2026, Colonial reported that it had completed disposals of €383 million, 76% of a programme of more than €500 million announced in November 2025 and focused on mature or non-strategic assets. The company’s documentation does not confirm whether MV49 is part of that programme.
