Patrizia has completed the leasing of its Diagrame building, located in the southern part of Barcelona's 22@ district, after reaching an agreement with a flexible office operator, a segment that continues to gain ground in Spain. With this transaction, the management company adds a new tenant to its office portfolio in Spain, which covers an area of around 40,000 sqm and has an approximate valuation of €200 million.
The building, which will be occupied entirely by Aticco, has five floors of more than 2,500 sqm each, as well as 400 sqm of terraces for private use. The property, with a total area of more than 20,000 sqm, will become the operator's largest coworking space in Spain and will reach full occupancy in the short term.
In addition to this asset on Calle Pere IV, Patrizia plans to complete the refurbishment of its building on Calle Perú, also in Barcelona, in the first quarter of 2026. The project, called "Nocco", will transform the former Tulle and Lace Factory into a new office space, currently in the pre-marketing phase.
The transaction was advised by CBRE, which was responsible for co-exclusive marketing, and Andersen, which was responsible for legal advice.
Susana Cabrera, Country Manager and Head of Investment Management at Patrizia for Spain and Portugal, points out that the office market remains highly active in cities such as Madrid and Barcelona, with opportunities for different investment profiles. She added that the company pursues a selective investment strategy in residential, office, logistics, industrial and operated assets, with a focus on active property management.
