The SOCIMI Árima has signed a lease agreement with ICEX Spain Export and Investment to move its headquarters to the Dune building, located in the Manoteras district (Madrid). The agreement covers 100% of the property's gross leasable area, approximately 13,000 sqm, in addition to more than 2,500 sqm of outdoor space, including gardens and terraces, and 241 parking spaces. Savills advised on the transaction, while Knight Frank marketed the building.
The transaction has been structured as a pre-letting, i.e. the contract was signed before the final handover of the asset, allowing the SOCIMI to secure the entire space and rental income before the completion of the works. The contract has a term of 15 years and ICEX will move in once the implementation works, which are due to start shortly, have been completed.
Dune is a newly constructed property that will have A energy efficiency certification (CEE) and LEED Platinum and WEL Platinum certifications. The building will run on renewable electricity and will incorporate photovoltaic installations with a capacity of up to 100 kWh to supply the common areas, as well as an HVRF air conditioning system. In addition, 10% of the parking spaces will be equipped for electric vehicles.
The asset will also have a building management system (BMS) to optimise the facilities and energy efficiency of the building.
