Dunas Capital Real Estate has acquired a 125,000 sqm net industrial plot in Castellbisbal, in the Barcelona metropolitan area, the former site of RDM Group’s factory. The deal marks the real estate platform’s first investment in Catalonia.
Demolition of the facilities, which has required coordination between both parties, is in its final stage. Once completed, the land will be ready for new economic and industrial activities. The company plans to start this next phase in early 2027, although it has not yet specified the uses planned for the site or whether it will host a logistics project.
The acquisition comes in a market where the availability of land and logistics space is limiting the response to demand. In Catalonia, logistics take-up reached around 467,000 sqm in the first half of 2026, up 62% year-on-year, according to CBRE. The availability rate stood at 2.7%, while prime rents reached €9.25 per sqm per month.
Dunas Capital Real Estate specialises in land management, investment and development of logistics and industrial assets, with more than 4.5 million sqm of land in its portfolio. Its projects include NOBL Campus in Noblejas (Toledo), a temperature-controlled logistics platform in Chiloeches (Guadalajara) and two facilities at the Antequera Dry Port (Málaga). It is also developing Alma Meco, a technology and logistics park with more than 1.6 million sqm of net land in the Madrid region.
Andersen, Barrilero and Osborne Clarke advised Dunas Capital Real Estate on the acquisition, while CBRE and Blue Hunter Capital acted as real estate advisers.
