Talus Real Estate has acquired a 25,006 sqm logistics plot in Granollers, Barcelona, to develop a multi-tenant warehouse with a gross lettable area of 16,220 sqm. With this transaction, the platform increases its logistics portfolio under development in Catalonia to over 100,000 sqm.
The project, named Talus Logistics Granollers, will be located in the Congost industrial estate, within Barcelona’s second ring. The property will have direct access to the AP-7 and the C-33, and will be situated 30 kilometres from the Catalan capital.
The warehouse will be organised into three modules and will have 18 loading bays, a clear height of 11.6 metres and 88 parking spaces. It is also designed to achieve BREEAM Excellent certification and will be compliant with RSCIEI 2025’s High Risk 8 classification. The company expects it to become operational in 2027.
This project joins four other developments that Talus Real Estate has underway in Catalonia. In Lliçà del Vall, the company is building a 24,631 sqm warehouse, situated 27 kilometres from Barcelona and connected to the C-17 and C-155. The property, designed for last-mile logistics, will feature 15 loading bays for lorries and 24 for vans. It is currently under construction and is due for handover in January 2027.
In Santa Perpètua de Mogoda, the company is developing another 17,966 sqm project in the Torre del Rector industrial estate, within the Mediterranean corridor. The property will have access to the AP-7 motorway and the C-33 and C-59 roads, and will be situated 20 kilometres from Barcelona. Completion is scheduled for the third quarter of 2026.
The Catalan portfolio also includes a 17,885 sqm warehouse in Sant Feliu de Llobregat, in the El Pla industrial estate. Designed for a single tenant, it will be situated in Barcelona’s inner suburbs, 10 kilometres from the city centre and 15 kilometres from both the port and the airport. The property will have 17 loading bays – 10 for lorries and seven for vans – and is expected to be handed over in the third quarter of 2027.
In Polinyà, the company is developing a 30,547 sqm plot where it plans to build two warehouses with a combined gross floor area of 16,356 sqm. The project is currently in the pre-construction phase and is scheduled for handover in the fourth quarter of 2027.
Talus Real Estate has more than €2,000 million in assets under management and operates in the logistics, residential, office, hotel, self-storage and retail sectors. Since 2014, it has developed three logistics projects: two in Barcelona, in Rubí and Castellbisbal, and one in Valencia, in Albuixech.
