Spinnia, an independent investment and property management company operating in Spain and Portugal and specialising in logistics and industrial assets, has acquired a 195,000 sqm plot of land in Santarém where it plans to develop a logistics platform with a built area of approximately 85,000 sqm.
The project is strategically located on the A1 motorway, Portugal's main logistics axis connecting Lisbon with Porto and established as the backbone of the country's freight transport. In recent years, Santarém has positioned itself as an alternative to the shortage of available logistics land in more traditional and saturated markets in the Lisbon metropolitan area.
This new development is part of the company's strategy to promote large-scale assets in key locations, adapted to the needs of a sector undergoing transformation and to the demand from national and international operators.
The operation joins other Spinnia projects in Portugal, including a 200,000 sqm site in Azambuja, currently occupied by Sonae, one of the largest distribution groups on the peninsula.

The choice of Santarém responds to the growing interest in locating projects in alternative environments to Lisbon, where the supply of logistics land is limited. The direct connection to the country's main consumption centres makes this location a strategic enclave for large-scale developments.
An evolving market
The Portuguese logistics market remains dynamic. In the first half of 2025, take-up reached 206,530 sqm, according to Cushman & Wakefield, a figure which, although lower than in the same period last year, confirms the strength of demand around the Lisbon-Porto axis.
In this context, Spinnia's project in Santarém contributes to expanding the available supply in a location that is gaining prominence and emerging as one of the areas of logistics growth in Portugal.
