German asset manager Sicore Real Assets has acquired a newly built logistics platform in Loriguilla, one of the main distribution locations in Valencia’s metropolitan area, from Dunas Capital Real Estate. The property is leased to Ontime under a long-term triple-net agreement.
The value of the transaction has not been disclosed. The deal was structured as a direct asset sale, with Blue Hunter Capital providing real estate advisory to Dunas Capital and Barrilero handling legal matters.
The platform has a gross lettable area of 24,454 sqm on a plot of approximately 44,646 sqm, as well as 103 loading bays. The complex holds a BREEAM Excellent environmental certification and is designed for cross-dock operations, enabling goods to be transferred between vehicles with minimal storage.
Located alongside the A-3 and AP-7 motorways and close to Valencia airport and port, the property can serve regional distribution and last-mile operations from one of the main logistics corridors along the Mediterranean coast.
Sicore said the asset’s location, technical specifications and contractual stability were key factors in the acquisition. Nikolai Mader, head of Investment Management Real Estate at Sicore, said the purchase strengthens the manager’s growth strategy in Spain’s logistics market, where it is seeking properties leased on a long-term basis to solvent operators.
