The Consorci de la Zona Franca de Barcelona (CZFB) has awarded Prologis a 20,147 sqm plot of land located in the first logistics belt of the Catalan capital. The contract provides for the lease of land for a period of 40 years, during which the company will develop a new logistics platform aimed at sectors such as e-commerce, pharmaceuticals, food and activities linked to the Port of Barcelona and Mercabarna.
The project, known as Zona Franca 4.0, foresees the start of construction in the second quarter of 2026 and an estimated delivery date of early 2027. The design includes a warehouse made up of two symmetrical modules, with 17 loading bays, two access ramps and a clear height of 11 metres.
The facility will incorporate a photovoltaic plant of about 700 kWp, a battery and microgrid energy storage system, rainwater recovery and drainage pavements, as well as infrastructure for electric mobility. The building is expected to achieve BREEAM Excellent and WELL Gold certification for its office spaces.
In addition, the design includes landscaped rest areas and a paddle tennis court for staff use, as part of a strategy aimed at improving the working environment.
"This award represents a milestone in our commitment to develop sustainable logistics spaces adapted to the operational needs of the market. Barcelona is one of the main logistics hubs in Europe and a strategic gateway to the Mediterranean. With this project we are strengthening our presence in Catalonia and in the first ring of Barcelona", said Cristian Oller, Head of Asset Management for Southern Europe at Prologis.
