Prologis has acquired 62,000 sqm of land in San Fernando de Henares, within the A-2 logistics corridor, one of Madrid’s main logistics hubs. With this transaction, the company increases its footprint in the area to approximately 167,000 sqm.
The new land will enable the development of a logistics park capable of accommodating turnkey projects, development-at-risk schemes, multi-tenant units and single-user platforms. The site offers access to the A-2, M-50 and R-2 motorways, as well as public transport links and proximity to Adolfo Suárez Madrid-Barajas Airport.
Francisco Javier Martín, Director of Capital Deployment at Prologis in Spain, notes that, in markets such as the A-2 corridor, “the challenge is no longer just the availability of land, but the ability to rapidly develop projects tailored to increasingly demanding operational needs”.
The transaction was announced following the close of the 2025 financial year, in which Prologis achieved a portfolio of 1.50 million sqm in Spain, spread across 86 logistics assets, with an occupancy rate of 95.1%. This figure represents an increase of two percentage points compared to the previous year.
Cristian Oller, SVP and Head of Asset Management for Southern Europe at Prologis, states that 2025 has been “a year of consolidation in Spain” and notes that demand remains strong, although there is growing pressure on land availability in key locations.
In Southern Europe, Prologis ended 2025 with 6.7 million sqm under management across 361 logistics assets and an occupancy rate of 97.1%. Across Europe, the company manages 23.7 million sqm across 1,098 logistics assets, while its global portfolio exceeds 120.8 million sqm across 20 countries.
