Panattoni to develop 60,000 sqm of logistics space for Action

Panattoni will develop a 60,000 sqm logistics building with gross leasable area for the Dutch chain Action in Santa Maria da Feira, in the Porto metropolitan area. The project will be built on a 109,000 sqm plot within Lusopark, where companies such as Faurecia and Flex operate and where Lufthansa is expected to set up in the future. The development will be located 30 kilometres south of Porto and 290 kilometres from Lisbon, next to the A1 motorway, which accounts for around 80% of the country's GDP. Its proximity to the A47 exit, 2.5 kilometres away, will facilitate connections with the main Portuguese logistics corridors.

EIGO Construcciones will be responsible for the construction of the building in its role as delegated developer. The property will be divided into three areas, will have air conditioning with heating and cooling systems, and will have a clear height of 10.65 metres. The office space will cover 2,615 sqm.

The project will include 48 loading bays distributed across three of the four façades of the warehouse, as well as 87 parking spaces for lorries, loaders for heavy and light vehicles and 469 spaces for cars. These facilities will allow operations to be concentrated within the premises and reduce pressure on the surrounding area.

The façade of the office building will incorporate cork, in reference to the importance of this industry in the Porto region. In terms of energy, the complex will have an installed capacity of 5 MW and will feature a rooftop photovoltaic installation capable of producing up to 500 kW.

The development will have BREEAM certification at the Outstanding level, which assesses aspects such as management, health and well-being, energy, transport, water, materials, waste, land use, ecology, pollution and innovation.

With this operation, Panattoni adds its fourth project in Portugal, after Panattoni Park Porto Valongo, Panattoni Park Santarém and Panattoni Park Lisbon-City. In total, the company has achieved 255,000 sqm of gross leasable area developed in five years of activity in the Iberian Peninsula. According to Gustavo Cardozo, managing director and partner of Panattoni for Spain and Portugal, the collaboration with Action on these new facilities responds to the demand for modern logistics spaces located in strategic areas.
