Welcoming the official start of work on Panattoni Park Santarém, the group's second project in Portugal, Gustavo Cardozo said that ‘we've been in Europe for 20 years and it took us a while to get to the Iberian Peninsula, but we're positioning ourselves very quickly as top logistics developers in both Portugal and Spain’. In this sense, he revealed, ‘we have good news, as we are soon to start promoting another project in the Lisbon region and we already have other development opportunities under analysis, in the due-diligence phase’.
He was speaking at the groundbreaking ceremony for Pannattoni Park Santarém, a 25 million euro investment strategically located with direct access to the A1 and close proximity to the A15, A23 and A2 motorways.
Set on a 100,000 sqm plot, the logistics platform has a gross lettable area of 34,344 sqm - distributed between a 33,000 sqm warehouse and 1,344 sqm of mezzanine offices - and has already pre-let 50% of its space to Olicargo, with 17,500 sqm still available for a second tenant.
Including 48 loading and unloading bays, a 35-metre manoeuvring apron and a clear height of 10.6 metres, the project will have BREEAM ‘Excellent’ certification, incorporating features such as photovoltaic panels for self-consumption and LED lighting.
Features which, according to Andreia Barros, Olicargo's Chief Marketing Officer, were crucial to the company's decision to set up this project. ‘The fact that Panattoni Park Santarém has the BREAM label reinforces our position as a green logistics operator,’ emphasised the official, who was also present at the event.
It's worth remembering that this investment follows the projects of Panattoni Park Porto Valongo, with 76,000 sqm and nearing completion, and Panattoni Park Lisbon-City with 85,000 sqm, in Santa Iria de Azóia, which has just started its construction process. The three parks add up to more than 195,000 sqm of modern space for logistics and industrial use, an area which, says Gustavo Cardozo, is set to continue growing.
411 million in private investment in Santarém
Welcoming the importance of this private project for the development of the region, the mayor of Santarém, João Teixeira Leite, was another guest at the event. ‘We are in a unique geographical location, and Panattoni's investment shows that there is room for us to grow in this segment [logistics],’ he said, pointing out that ’we are in the centre of our country, served by the A1 motorway, other motorways, the main railway line and close to both the current airport and the future airport in Alcochete. In other words, we offer a central location to distribute from here to the world and, as such, we would like companies in the logistics sector to look at Santarém as an opportunity.’
Emphasising that there is currently 411 million euros in private investment taking place in Santarém, the mayor says that ‘the municipality is experiencing a moment of very important business dynamics’. And, committed to attracting even more investors, ‘it's no coincidence that in a few weeks we'll be at MIPIM and SIL, as well as BTL,’ he concluded.
