Newdock and Hines have reached an agreement for the joint development of seven logistics plots in stages 3 and 4 of the Los Ahijones urbanisation project, one of the urban developments in south-east Madrid. The project will help to consolidate this area as a new hub for logistics activity, complementing already established areas such as Coslada and Villaverde.
Under the agreement, Newdock will develop four plots located east of the M-45 motorway, with single-tenant warehouses ranging from 12,000 to 17,000 sqm. These include a 13,500 sqm platform designed for refrigerated logistics operations, both positive and negative cold, for sectors such as food and pharmaceuticals. Building permits are currently being processed, and the first warehouses are expected to be available in the first quarter of 2027.
For its part, Hines will develop three plots with multi-tenant assets and modules of up to 3,600 sqm, following the model implemented in its Atalayuela project, also in Madrid, based on the creation of smaller logistics spaces.
The progress of this new hub of activity has been made possible thanks to the urban planning milestone achieved by the Los Ahijones Compensation Board, which has obtained authorisation to simultaneously carry out urbanisation and construction works in stages 3 and 4.
The urban development plan includes the construction of a total of 19,000 homes, as well as areas for tertiary and logistics uses. Several residential developments are already underway in stage 1, while the following phases will incorporate new productive spaces that will reinforce the mixed nature of the area.
