Merlin Properties will develop the new Valencia-Bétera Logistics Park, a project that will have a total built area of 96,572 sqm.
Located within the first logistics ring of Valencia, in the town of Bétera, the new real estate development will be made up of four state-of-the-art warehouses: three of approximately 25,000 sqm and a fourth of about 20,000 sqm. All of them with modular capacity from 5,000 sqm.
It will have large roads, heights of 11 metres, a large number of docks, reinforced concrete structure and enclosure, LED lighting, large maneuvering areas and a large number of car parks. In addition, in terms of energy efficiency, solar panels will be installed for self-consumption, as well as with a committed Leed Gold energy certification.
As indicated by the company, the park "has the flexibility to adapt to the needs of the operators and the market, with a great development capacity both to execute turnkey and risk projects".
As for the area in which it is located, it has direct connections to the A-7, it is 10 minutes from the A-3 motorway (Valencia-Madrid), 20 minutes from the center of the Valencian capital, and 25 minutes from the Port of Valencia.
For now, the first module, which will have 37 loading docks, is scheduled to open next year. And the objective of the socimi is to position itself and consolidate itself as "the logistics benchmark in Valencia", they say.
