Logicor, owner, manager and developer of logistics assets in Europe, has signed a lease for its 40,000 sqm centre in El Pla de Santa María (Tarragona) with Normal, a Danish retailer specialising in everyday products. The agreement, in which Cushman & Wakefield and the Catalan government agency ACCIÓ-Catalonia Trade & Investment participated, will enable the Scandinavian company to establish its first logistics centre in Spain.
The new hub, located less than 100 kilometres from Barcelona and close to the French border, will facilitate the distribution of products to Normal stores in Spain, Portugal and southern France. The Danish firm, which has more than 900 stores in nine European countries, plans to start recruiting staff for the new facilities soon, which will contribute to the economic development of the area.
According to Logicor, the availability of skilled labour in the region and the collaboration between all parties were decisive factors in the completion of the transaction. The company will undertake a comprehensive renovation of the asset, which will include the construction of a mezzanine structure that will increase the SBA to 41,690 sqm. A climate-controlled warehouse for sensitive products and a specific space for the storage of flammable products will also be fitted out in accordance with safety regulations.
The property will have BREEAM Very Good certification. The warehouse currently has more than 39,000 sqm of storage space, 1,500 sqm of office space, 44 loading bays and a clear height of 10 metres.
Cushman & Wakefield and Forcadell have jointly led the marketing of the asset. Pere Morcillo, Head of Industrial and Logistics for Spain at Cushman & Wakefield, highlights that the transaction "is one of the most significant in the logistics market in Catalonia this year". According to the consultancy firm, this transaction reduces the availability of logistics space in Tarragona by around 10%, reflecting the dynamism of this area.
On behalf of Logicor, Pilar Valencia, Country Manager in Spain, points out that the agreement reinforces Catalonia's strategic role within the company's logistics network. Niels Katholm, Chief Logistics Officer at Normal, adds that the Tarragona centre "will be the first outside Denmark and will play a key role in our distribution network for southern Europe".
