Logicor has handed over its Miralcampo logistics hub to TW Logistics, a property of approximately 37,000 sqm of gross floor area located in Azuqueca de Henares, in Guadalajara, following the completion of a comprehensive refurbishment of the building.
The transaction is situated within the Henares Corridor, one of the main logistics hubs in central Spain, and represents one of three lease agreements for over 30,000 sqm secured by Logicor in Spain in 2025, according to the company. The firm also noted that the lease is one of only ten transactions of this scale recorded in central Spain last year.
The project involved work on the building envelope, services and interior spaces. Improvements included the installation of a new insulated roof, the refurbishment of the façades, the installation of LED lighting throughout the premises, and the upgrading of fire protection and low-voltage systems.
The refurbishment has also extended to the offices, which have been reconfigured as open-plan spaces with new flooring and air-conditioning systems. In the warehouse, a lithium silicate treatment has been applied to the concrete floor to improve its durability, while the external paving has been renewed.
Following this work, Miralcampo has become Logicor’s first property in Spain to achieve BREEAM Excellent certification.
Globally, the company closed 2025 with 3.7% growth in rental income on a like-for-like basis, a 25% increase in lease renewal rents and a customer retention rate of 72%. During the financial year, it recorded €704 million in divestments and reinvested €304 million in development opportunities.
