Logicor has put more than 47,000 sqm of logistics space on the market. These are two new-build platforms located in the Parque Logístico de Abrera industrial estate in the province of Barcelona. The delivery of the assets is scheduled for the end of 2026, once the development work is completed, which will begin next May.
The first warehouse has a total surface area of 40,436 sqm, distributed into 37,742 sqm of warehouse space and 2,694 sqm of office space. It is equipped with 46 loading bays, a clear height of 11 metres and has the BREEAM ‘Excellent’ certification, which guarantees good practices in energy efficiency, sustainability and reduction of emissions during construction.
The second asset totals 6,912 sqm, with 6,420 sqm for logistics use and 492 sqm for offices. It also has BREEAM ‘Excellent’ certification and shares the sustainability standards of the first property. This warehouse includes 11 loading bays.
Both properties, which will be marketed by JLL and Forcadell, are located next to the access to the B-40 tunnel, which improves their connection with the Vallès region, and have direct access to the AP-2. Furthermore, they are 33 kilometres from Barcelona airport and 35 kilometres from the city centre, which reinforces their potential for regional and national distribution.
At Forcadell, Gerard Plana, Director of the Industrial-Logistics Department, pointed out that these assets have been developed taking into account both sustainability criteria and the current operational requirements of the logistics market. In his opinion, their location in Catalonia places them in a favourable position for national and international distribution.
For her part, Adriana Gorri, Director of Leasing Advisory at JLL in Spain, indicated that the marketing strategy is aimed at attracting 3PL operators, transport companies and large corporations that demand flexible space. She also stressed that the new connection with the B-40 improves the accessibility of both properties and contributes to their operational efficiency. He also stressed that BREEAM certification is an increasingly valued aspect by potential tenants, especially in a context of growing interest in sustainability.
According to the report Barcelona Industrial Market Dynamics, Q4 2024, published by JLL on 28 January, logistics contracting in Catalonia reached approximately 722,000 sqm in 2024. This figure represents an increase of 42% over the previous year and is 15% above the average of the last five years and 30% above the average of the last decade. The upturn was largely driven by the recovery in leasing activity during the second half of the year.
The study, which focuses on the performance of the industrial market in the province of Barcelona, also points to a slowdown in speculative developments as one of the main trends of the year. Despite this, demand from operators and investors for well-located logistics assets remains strong. However, the limited availability of product continues to be one of the main challenges facing the sector in and around the Barcelona metropolitan area.
