GLP acquires a plot in Getafe to develop a logistics warehouse of 16,000 sqm

GLP, a company specialising in investment, development and management of logistics real estate, has acquired a 25,500 sqm plot of land in the municipality of Getafe (Madrid). The transaction, structured under the forward purchase modality, has been carried out together with the developer MCA, belonging to the BCM Group, and is the first transaction of this type carried out by GLP in the Spanish market.

On the land, the company plans to develop a logistics warehouse of approximately 16,000 sqm, designed for a single tenant and with an estimated completion date for the third quarter of 2025. The project will include 7% office space, as well as large outdoor areas for storage and circulation, with 124 parking spaces for light vehicles and 17 for trucks.

The site is located in a strategic area in the south of Madrid, at the junction between the A-4 and the M-50, 15 minutes from the centre of the capital and 26 kilometres from Adolfo Suárez Madrid-Barajas Airport. The proximity to key infrastructures such as the M-45 and the consolidated industrial area of Gavilanes, where companies such as Amazon, Carrefour, Mercadona and Decathlon already operate, reinforces the site's logistical appeal.

The building has been designed under sustainability criteria, with the aim of obtaining BREEAM Excellent certification and an A energy rating. It is planned to install a photovoltaic plant with a peak power of 159 kWp, as well as a 1,000 kVA transformation centre, which will allow an initial installed power of 700 kVA with the possibility of expansion depending on the future energy demand of the tenant.

With this new incorporation, GLP now has a total of 12 logistics buildings in Spain, with an aggregate surface area of close to 400,000 sqm, distributed in the main logistics hubs of the country. The operation consolidates its presence in the southern corridor of Madrid, one of the most dynamic areas of the national logistics sector.
