Noblejas state-of-the-art logistics cooling asset

Dunas Capital Real Estate has commissioned CBRE, the leading international real estate consultancy and services firm, with the sale of two turnkey, state-of-the-art cold logistics assets, with maximum performance and high versatility. Located in the third logistic crown of the peninsular Central Zone, both buildings aspire to the "Breeam Excellent" qualification.

Specifically, these are two logistics buildings, one in PTL-Noblejas, located in the South zone, A-4 axis, and the other in the Northeast of Madrid, in the town of Chiloeches, A-2 axis, which are currently under construction.

The logistics asset under construction at the Noblejas PTL is a building with a surface area of approximately 51,000 sqm, which is planned with a high degree of flexibility in its performance for the storage of food products. It will be equipped with a 25,000 sqm dry chamber, three positive cold chambers with a total capacity of 10,725 sqm and four bi-temperature chambers that add a flexible storage capacity of more than 15,200 sqm, both positive and negative cold. This building will be operational in the first quarter of 2025.

The planned building in Chiloeches will have approximately 49,000 sqm of floor space and will be equipped with temperature-controlled storage capacity for pharmaceutical products. It will have the most modern temperature control system with 3 storage chambers between +15ºC and +25ºC, 3 chambers for storage between +2ºC and +8ºC, 1 negative cold chamber and a bi-temperature chamber. The asset and its equipment are configured for temperature control of the products and is sized for risk level 8. It is expected to be completed in June 2025 and will be put into operation in the third quarter of that year.

The two buildings are fully pre-let, with a first-tier tenant and long-term leases.
