Costway Nexlog has leased a 9,330 sqm logistics module in Phase III of the Citydox Los Almendros project, located in Torrejón de Ardoz. The transaction was advised by Colliers and is part of the company's strategy to establish itself in the Spanish market.
The space corresponds to module D3 and is part of a logistics development totalling 88,000 sqm. Costway Nexlog will centralise its logistics operations for Spain from this platform. The company specialises in e-commerce for home-related products, furniture, DIY, gardening and decoration, and has a presence in markets such as the United States, the United Kingdom and Germany.
Citydox Los Almendros is located in the Corredor del Henares, one of the main logistics hubs in the Community of Madrid, with direct access to the A-2 motorway and proximity to Adolfo Suárez Madrid-Barajas airport. Phase III of the project has been designed for logistics and e-commerce operators and is sized for medium risk level 5.
The complex is LEED Silver certified and incorporates energy-efficient solutions such as LED lighting, natural light utilisation, rooftop photovoltaic panels and consumption monitoring systems. On an operational level, it has hydraulic docks with retractable lips, indoor parking for lorries, spaces for cars —including electric charging points and PRM— and areas for bicycles. The development is designed to handle traffic of up to 200 lorries per day.
According to data provided by Colliers, the Madrid logistics market exceeded one million square metres of absorption in 2025, while the Corredor del Henares accounted for more than 420,000 square metres, consolidating its importance within the national logistics sector.
