Chancerygate Mitiska moves forward with €25M project in Sintra

The architectural design for a 14,700 sqm Grade A multi-tenant urban and industrial logistics park has been approved. It will be developed on a 2.7-hectare site in the municipality of Sintra, in an investment that could create up to 100 jobs.

Campo Raso Business Park, as it will be called, will be developed by a joint venture between Mitiska REIM and Chancerygate. This will be the first project in Portugal carried out by this JV.

The park will consist of 15 units, with areas ranging from 600 sqm to 2,200 sqm, and has an estimated value of around €25 million. Construction work is scheduled to begin in the first half of next year, with the joint venture aiming for completion in the first half of 2027.

Sebastião Madeira, Chancerygate Mitiska's development director for Portugal, said, "We believe that Campo Raso Business Park will be the first multi-tenant light industrial and urban logistics development built in Portugal that meets the requirements of both institutional investors and occupants. This project gives our joint venture the opportunity to realise our vision of providing the best projects in terms of sustainability in this asset class and offering occupants a strategic location to expand their operations. We believe this project will have a strong positive impact on the municipality, with estimates currently suggesting it could create up to 100 direct and indirect jobs."

Located 20 minutes by car northwest of Lisbon, the project is close to the N9 and N250-1 roads and the A37 and A16 motorways, which connect Lisbon to Sintra. The development aims to achieve BREEAM Excellent certification and an EPC A+ rating. The project includes charging points for electric vehicles, as well as solar panels to provide green energy for the benefit of occupants, and plans to use high-performance building materials to reduce CO₂ emissions.

"Our focus now is on working with our partners and the municipality to obtain the building permit and prepare all the necessary procedures for the construction phase. Our joint venture continues to actively seek new investment opportunities in Lisbon and Porto in order to realise our ambitious expansion plans," he added.
