Bain Capital and Conren Tramway have let 50,250 sqm of space at Loriguilla Logistics Park to Jysk. The park, developed by their joint venture in Valencia’s inner logistics ring, has now reached an occupancy rate of 52% just a few weeks after completion of the works.
The contract makes the Danish chain the complex’s first tenant and represents the largest lease of a logistics warehouse developed at the developers’ own risk recorded to date in the Valencian Community. Two separate units of approximately 34,000 and 13,000 sqm remain available.
The arrival of Jysk, which specialises in furniture, bedding and home furnishings, coincides with the expansion of its network across the Iberian Peninsula, where it now has more than 230 shops across Spain and Portugal and plans to open a further 120 outlets over the next four years – growth that will increase its storage and distribution requirements.
The park forms part of the partnership through which both firms are investing in logistics assets in Spain and Portugal. Located in Loriguilla, next to the junction of the A-3 and A-7 motorways, it offers connections to the Port of Valencia and the main transport corridors on the Iberian Peninsula.
Built on a 131,000 sqm site, it comprises 97,250 sqm of gross floor area, with a minimum clear height of 10.5 metres, 97 loading bays and a spacious manoeuvring area – features that enable it to accommodate large-scale logistics operations or to divide the remaining space amongst different users. The development also holds BREEAM Outstanding certification, the highest rating under this sustainability standard.
