Aristeas Logica, a joint venture between Partners Group, a leading global player in private markets, and Aristeas, a Spanish real estate company with a focus on logistics assets, has expanded its portfolio in Spain with a new acquisition. This is a 135,000 square metre logistics site in Ontígola, Toledo, located in Madrid's third logistics ring.
This development follows Aristeas Logica's acquisition of a 63,000 square metre site in Martorell, located in the first ring of Barcelona, earlier this year. The company aims to manage 350 million euros on completion of all its projects under development.
Responsibility for marketing the future logistics centre has been awarded to Savills and Invertica. The turnkey, custom-designed and customisable platform is expected to cover up to 85,000 square metres of floor space. It is also expected to meet high quality and sustainability criteria, with the aim of obtaining BREEAM Excellent certification.
The Aristeas project is located in the Los Abardiales III Industrial Estate, next to the A-4 motorway, which links Madrid with the south of the country. It has direct access in both directions to both the A-4 and the R-4. The size of the site is the result of a modification of the reparcelling plan, approved by Ontígola Town Council last December. This action made it possible to obtain a single, independent plot of 135,000 square metres.
Romain Antoine Ruiz, Head of Private Real Estate at Partners Group, stated: "This transaction represents our JV's largest project to date and we are delighted to continue to grow our platform with Aristeas in Spain. In an uncertain environment, we remain highly selective and focused on Grade A logistics assets in prime urban locations in Barcelona and Madrid. This joint venture reflects our strong confidence in the last mile and big box sectors across Europe".
Miguel Mazin, partner of Grupo Aristeas, stated: "We are delighted to continue to grow our JV with prime assets. This land deal in Ontígola is a demonstration of our urban planning capabilities, creating value from the earliest stages of the development process.
