Tikehau and Quest commit over €150M to first four Selecto hotels

Tikehau Capital and Quest Capital are committing more than €150 million to the first four hotels developed through Selecto, the platform launched by both firms to invest in the select-service segment across the Iberian Peninsula.

The initial portfolio comprises two projects in Madrid, one in Málaga and another in L’Hospitalet de LlobregatAyesa Engineering has been appointed as project manager for the four assets, overseeing their development from the early stages through to completion and opening.

The first project is already under construction in MadBit, Madrid’s technology district, where Selecto is developing a 244-room Holiday Inn Express. The hotel is scheduled to open in the first quarter of 2028 and is expected to be the largest property under the Holiday Inn Express brand in Spain. It will also target LEED Gold certification, in line with the platform’s focus on energy efficiency and environmental performance.

Aldara Construcciones e Infraestructuras has been appointed as contractor for the MadBit project. According to the partners, the development will serve as a blueprint for the planning, cost control and construction processes to be applied across the remaining projects in the initial portfolio.

The second Madrid project is located in Las Tablas, while the Málaga asset is close to the Málaga Trade Fair and Congress Centre (FYCMA). The fourth hotel is planned near Plaça d’Europa and the Fira Barcelona exhibition centre in L’Hospitalet de Llobregat.

All four projects are part of Selecto’s initial investment pipeline and will operate under the Holiday Inn Express brand, following the franchise agreement with IHG Hotels & Resorts announced when the platform was launched.

The platform is focused on urban locations capable of attracting both business and leisure demand, with a model centred on essential hotel services and lower operational complexity than traditional full-service properties.

The four projects mark the first stage of a broader investment strategy for Tikehau Capital and Quest Capital, which have set a target of €300 million to €350 million for Selecto across Spain and Portugal. The partners plan to expand the platform into further Iberian cities as the portfolio develops.
