Iberian Property unveils the best Green Asset Initiatives of 2023

The Iberian Property Investment Awards, organised by Iberian Property, are gearing up for the awards ceremony of the second edition of these awards, which will take place on the 25th of June in Madrid. These awards recognise and reward the most outstanding players and projects in the real estate investment sector in Spain and Portugal throughout 2023. One of the awaited categories is "Green Asset Initiative of the Year", which recognises initiatives (all over Iberia) related to an existing asset in the context of a requalification, a deal, a new outstanding asset development, or any action related with assets under management - the common requirement is that such initiative shall demonstrate outstanding energy performance or improvements in aspects such as energy consumption, waste, water, mobility, etc.

The Finalist projects and players competing in this category are:

ORION CAPITAL MANAGERS – ORIENTE GREEN CAMPUS

LOCATION: Lisbon, Portugal.
SECTOR: Offices.
COMPLETION DATE: Q2 2024 (estimated) 
INNOVATION: Embodied Energy - transforming a stranded asset and abandoned structure.

Oriente Green Campus, owned by Orion Capital Managers and managed by Norfin, is transforming a stranded asset and abandoned structure – retaining 91% of the structure, a significant embodied carbon saving – into a highly sustainable world-class office building. Despite a change of use from retail to office the reuse of the structure is estimated to have saved about 20,000 tons of CO2.

The existing three-storey structure has three levels of basement, a total interior above ground area of approximately 42,000 sqm, with 19,000 sqm outdoor areas and 1,450 parking spaces. The building located in Lisbon (zone 5) is expected to be completed Q2 2024 (construction started in Q2 2022).

PROLOGIS – PARK SANT BOI DC7

LOCATION: Barcelona, Spain.
SECTOR: Logistics.
COMPLETION DATE: Q4 2023
INNOVATION: Circular Intervention - Refurbishment of an obsolete building that was in disuse.

Prologis Park Sant Boi DC7 demonstrates that there is no more sustainable building than one that does not have to be built. The reconversion of this former industrial to a last-mile logistics asset received BREEAM Excellent and WELL Gold certifications for the use of technologies that reduce energy consumption.

It is a last-mile asset that allows for great flexibility in logistics operations and in the distribution of goods. In addition, Prologis moved from the “just in time” strategy to the “just in case” strategy, where there is a trend towards emergency stock. The building has a total surface area of 7,131 square meters, 8 docks and 14 double docks for vans and has a storage capacity of more than 6,800 EURO pallets, on racks.

SONAE SIERRA – PLAZA MAYOR GARDENS

LOCATION: Malaga, Spain.
SECTOR: Retail – Shopping centres.
1ST REDESIGN DATE: 2010
INNOVATION: Self-Regulated Ecosystem - planting native Mediterranean flora & creation of shelters and food for local fauna.

Plaza Mayor is one of Andalusia’s leading shopping destinations, with over 45,000 sqm of GLA, known for its wide range of retail and leisure options in line with changing market demands and trends. The shopping centre, managed by Sierra, has earned prestigious certifications, including ISO 14001 and ISO 45001, as well as a BREEAM IN-Use certification rating of “Excellent” for both the Building and Building Management.

In 2023, Plaza Mayor broke its record in terms of water conservation, energy consumption, and recycling. When compared to 2022, water consumption was reduced by 10.74%. Energy consumption also went down by 0.7%, compared to 2022 levels and the recycling rate ascended to an impressive 94.69%. The shopping centre’s green spaces absorbed 30 tons of CO2 and 8 tons of carbon. To further strengthen its commitment to the environment and innovation, Plaza Mayor developed a Sustainable Garden, a fully self-regulated ecosystem by nature, featuring extensive green areas and distinctive natural landscapes within the shopping complex.
