Crea Madrid Nuevo Norte, the developer comprising BBVA, Merlin Properties and Grupo San José, has become a new sponsor of the Spain Real Estate Summit 2025, thus reaffirming its involvement in the major strategic debate in the real estate sector, organised by Iberian Property, in collaboration with CBRE and JLL.

The company is leading the development of Madrid Nuevo Norte, an ambitious urban transformation project covering a total area of 3.4 million sqm, of which more than 2.3 million sqm correspond to currently unused land that will be regenerated. This major project includes residential, tertiary and service uses, and will completely transform the north of the city, revitalising the area around Chamartín station and reconnecting historically fragmented districts. The initiative has been described as the largest urban regeneration project in Europe and is making steady progress following the formalisation of the purchase of the land from Adif and Renfe at the end of 2024.

With a development strip extending over 5.6 kilometres, Madrid Nuevo Norte envisages the construction of some 10,500 homes, of which approximately 38% will be subject to some form of protection or will be managed by the public administrations. Among the different areas, Malmea-San Roque-Tres Olivos stands out, which is not only the largest and most significant of the development, but has also recently begun its urbanisation, with more than 7,000 homes planned and around 27% of the residential land in the hands of the Madrid City Council for use in housing access policies. Also in Las Tablas Oeste, with more than 300,000 sqm, more than 700 homes are planned, 38% of which will be public or affordable.

In line with its innovative urban approach, the project reserves more than 400,000 sqm for green areas, including a 13-hectare central park, and articulates a network of interconnected natural spaces that will serve as a backbone for pedestrian and cycling mobility. This model is complemented by the construction of new transport interchanges in the Chamartín area, reinforcing the commitment to sustainable mobility, with the aim of reducing emissions and improving metropolitan connectivity. Advanced efficiency solutions will also be incorporated, such as a network of reclaimed water for irrigation and non-potable uses, which is expected to reduce drinking water consumption by 50%.

Economically, it is estimated that Madrid Nuevo Norte will generate around 350,000 jobs during its development, with a contribution to the national GDP of 15.2 billion euros and an accumulated public revenue of more than 4 billion euros. These figures demonstrate the transformative dimension of a project that will not only redefine the north of the capital, but also establish itself as a European benchmark in urban regeneration, efficiency and balanced social development.

It is thus presented as a paradigmatic example of urban regeneration based on public-private collaboration, with a clear focus on sustainable mobility and energy efficiency. The project envisages the creation of a fully pedestrian and cycling area, as well as the construction of new transport interchanges in the Chamartín area, with the aim of reducing carbon emissions and improving the quality of urban life. The planning integrates mandatory traffic studies, which requires constant coordination between developers and public administrations.

In this context, the development is also committed to a vision of the future focused on the regeneration of public space and the construction of zero-emission buildings, in line with the objectives of decarbonisation of the building stock. Regulatory adaptation and the ability to anticipate changing demands in terms of sustainability and energy efficiency have become key elements of the Madrid Nuevo Norte model of action.

Spain Real Estate Summit, the benchmark event for international investment

Its participation as a sponsor reinforces the institutional projection of the Spain Real Estate Summit, which will take place on 6 and 7 May in Madrid, at the Finca UZalacaín, and which is consolidating its position as one of the most important strategic meetings in southern Europe. International voices such as José Manuel Durão Barroso and Brian Wong will also be present. In addition, key areas such as rental housing, retail, logistics, work environments, the hotel sector, digitalisation and sustainability will be addressed, with the presence of companies such as Sonae Sierra, Panattoni, Redevco, Brookfield, Google and Merlin Properties.

The real estate investment event in the national market will also host the third edition of the Iberian Property Investment Awards, which recognise the most outstanding operations and professionals in the real estate market in Spain and Portugal. With nominations this year totalling an investment volume of 3,000 million euros, these awards are already a benchmark of excellence, rewarding initiatives in areas such as investment, ESG, leasing, financial innovation and marketing. The awards ceremony will be held on 6 May, during a gala dinner.
