It consists of a plot of land situated in Ensanche de Vallecas, in Madrid, where the society aims to develop a residential building with 80 homes for rent with the option to buy.
The Socimi’s business model is for the acquisition of land for the development of homes for rental, which, after three years of up to date payments, can proceed to their purchase, profiting this way from the tax benefits which this type of society enjoys.
The profitability of this project, once the divestment is completed, according to the society’s estimates, could reach 10% per annum. Up to the moment of sale, and during the rental period of the property, investments will be perceived as a form of dividend, the profit derived from rent.
Domo Activos SOCIMI will be listed on the Mercado Alternativo Bursátil, MAB, in the recently created sub-segment designated “SOCIMI in Development”. On it will be quoted those SOCIMI which have less than 70% of their assets dedicated to rental. In this case the SOCIMI, initially holding the land as one asset, will request their incorporation into this sub segment.
Domo Activos SOCIMI expects to request its incorporation in the MAB throughout the first semester of 2017. One of their main objectives is to offer the possibility that small and medium investors can access investments with these characteristics.
