The deal was concluded at the end of 2020 and it includes a 1.000 sqm office centre integrated into the Quinta do Lago, in Almancil (Loulé), fully occupied by Regus.
The company opened the flexible office and workshare spaces centre in the Summer of 2020, thus marking the arrival of group IWG to the South of Portugal.
The deal was advised by Provate Wealth, which is part of the Capital Markets Department at JLL, dedicated to the support of private investors active in commercial real estate. According to the consultant, «the dynamic from the team which supports these investors reflects the growing importance this profile has within the domestic market, having advised during the last two years around 25 operations for a total 55 million euro traded by these types of investors, of which 70% represent Portuguese capital».
Fernando Ferreira, Head of Capital Markets at JLL Portugal, predicted that «private investors, such as family offices will become increasingly more active within the real estate investment market. From the point of view of the buyers, real estate is an alternative to the financial sectors which traditionally concentrated their interest, standing out now as a sure way of diversifying or complementing their investments and increasing the profitability of their own capital».
On the other hand, he added, «from the point of view of the sellers, it is a way of rotating their portfolio or alienating an asset when they believe it is the right time to do so. For this type of investors, transactions usually involve tickets between 1 and 10 million euro with long-term leasing contracts and solid tenants, a profile for which the asset just now sold is a perfect example».
