This rise in hiring has been due not so much to the increase in the number of closed transactions but rather to the increase in the number of large-area transactions, some of them related to the e-commerce sector, which has comprised just over 40% of the total logistics contracting this year.
Regarding prime income in the local distribution area, it remains at €5.25 / m2 / month.
Less hiring in Barcelona.
In Barcelona, however, logistics contracting has reached 462,000 m2 in 2017, 40% less than in 2016, with 773,000 m2. However, it is worth mentioning that in 2016 was registered the turnkey of a warehouse in El Prat de Llobregat and the operation of Mango in Lliçà d'Amunt. Thus, if these operations were not taken into account, according to CBRE hiring would have increased by 2%, which indicates the positive trend. The demand remains high, but the lack of available space makes it difficult to satisfy it. This same lack of surface is encouraging operators to turnkey contracting / pre-renting.
Finally, the prime rent remains at € 6.50 / m2 / month in Ciudad Condal, although it is expected to increase in the coming months, due to the evident lack of available space.
On the investment side, in 2017 a new record was reached in the Spanish logistics market with €1,167 million in investment volume, which represented an increase of 25% compared to the nuber registered in 2016 with €931 million. Of course, not counting the sale of assets by Logicor in the second quarter of 2017.
