Dasha buys residential building in Valencia

Dasha Living Space, a company dedicated to short-term rentals, continues to expand its portfolio of properties in Valencia. With this operation, the firm now has five projects, both in the promotion of new construction and in the renovation of properties for rent, with a portfolio that exceeds 50 real estate assets.

This last asset acquired is located in the Russafa neighborhood, one of the areas with the highest demand in the city due to its leisure offer and its proximity to the main commercial arteries. Given the state of deterioration of the property, according to the newspaper Valencia Plaza, the firm will practically proceed with its full reconstruction, with exception of the outdoor layout that is protected and will simply be rehabilitated.

In this way, the firm consolidates its build to rent model, a formula that is a trend in the real estate sector given: the growing demand for rent by groups with difficulties in accessing the purchase of a property; and the higher returns it offers to the investors.

The building, of about four heights, will have eight appartments with three bedrooms, two bathrooms and a terrace. «The idea is to allocate the flats to the rental of managers as in previous projects. However, this new product will be more elitist and will be much more careful » explains the CEO of the firm, Jesús Boix.

As in most of Dasha projects, sustainability and energy efficiency will play an essential role. Thus, the building will have the Green Building certification and will be equipped with: technologies such as aerothermal; carpentry with thermal and acoustic soundproofing standards; LED lighting; bicycle parking; and a garbage and battery recycling area. The firm is even considering the possibility of installing photovoltaic panels on the roof for self-consumption.

The performance in the building is expected to last a year and a half. A time that will serve them to verify the evolution of the pandemic. And, despite the current situation, the company is clear that there is a demand for professionals from different fields who want to settle in Valencia to work.

«Although the borders have been limited, we believe that with the vaccine the situation will improve. Valencia is a city with a significant demand for professionals who want to relocate. In fact, we have had important occupations of 90%, the majority of spanish from other cities that came here either because of labor issues, or to isolate themselves from their families. And, after the pandemic and with the opening of borders, interest in the city will increase», stated Boix.
