Together, the market value of the assets included exceeded €12,221 million and, only in 2017, the 17 new SOCIMIs incorporated to the MAB contributed with real estate assets valued above the €4,566 million.
The average capitalization of all the SOCIMIs currently quoting on the MAB stands at more than €155 million and their average of own resources at 62%.
These are data from the "II ARMABEX Analysis on the typology and trend of the SOCIMI in Spain", which confirms the positive evolution of listed Public Companies of Real Estate Investment in 2017.
The good rate of growth of the SOCIMI reflects the recovery of the real estate sector and the confidence of investors in the rental market, as one of the options with more path for real estate investments. Antonio Fernández, president of ARMABEX, explains that "SOCIMI has become a fundamental element in the growth of the real estate market. Since 2013, when the regulatory change of the SOCIMIs was approved, the take-off of this figure has been constant. Each year, new investment companies have been incorporated into the market, focusing on the rental segment of all types of real estate assets, with housing and offices being the most relevant assets. In addition, it highlights the consolidation and strong commitment that non-residents continue to make in this vehicle, and that represent more than 47% of the SOCIMIs created”.
